Rooms with a view. over water

With properties abroad, it´s often what´s on the outside that counts, says Oliver Bennett

A property is seriously enhanced by a good view – particularly if you´re buying with leisure in mind. It will make it so much nicer to stay in, after all. And it´ll raise the value, and make it easier to sell – should you ever want to. Most importantly, while a fine prospect might be considered an added extra in your own home, it will be a decisive factor if you´re planning to let your property for holidays. Tradition dictates that the most sought after properties offer sea views. But any place with a vista to speak of – be it a cityscape, a mountain range or a river running by – will add hugely to its interest value: after all, being able to gaze at a wonderful view while you sip your own cup of coffee with early morning breakfast or glass of wine during the early evening will never lose its appeal. Here is a Wizzit selection of Central and Eastern European rooms with a view.

Waterside Quay, Balchik, Bulgaria

Glittering sea views are the defining feature of this waterfront development near Balchik in Bulgaria. On the Black Sea, by the White Lagoon and away from some of Bulgaria´s busier coastal hotspots, most of the 60 apartments have panoramic south-facing views. Once the view has left you all relaxed and it´s time go do something, there are three golf courses and a private marina.

House By The Sea, Varna, Bulgaria

This five-storey property is 3km from the beach in Varna, the biggest city on the Bulgarian coast and the third biggest in the country, with a busy holiday industry and host to a busy port and airport. Consequently, this large new-build property – which comes furnished on four of its five floors, is expected to be of interest to a business: a hotel, perhaps, or a private school. It might be hard to concentrate on lessons though. The rooms, all of which have balconies, look onto the sea on one side, or a pine forest on the other.

Monte Verde Resort and Spa, Bulgaria

This vacation and spa village of villas and townhouses, due to open in 2009, will sit in a pretty, undulating area about 5km from the coast – close enough to have views over the sea and nearby green, vineyard-covered hills and a pine forest. It will also be close to the resort of Albena, one of Bulgaria´s busy Black Sea playgrounds, which has a sandy Blue Flag beach and over 100 restaurants. Not that holidaymakers will often go there. They´ll be too busy swimming in their private pools – over half of the 87 properties that are luxury villas come with their own – and wallowing in the onsite mud healing centre.

Marina Part, Budapest, Hungary

The Danube may no longer be blue, but it´s still a lovely sight – especially from your own balcony. From Hungarian property developer Autóker, Marina Part is a huge project on the banks of the Danube in Budapest. When fully finished, it´ll have 3,500 to 3,800 apartments, a sports centre and a marina. As a spokesman says, the apartments give "a wonderful view on the Danube even from inside the room, with a panorama of the whole city including the hills on the Buda side".

Marina Part´s waterside location means it has "excellent air quality" and a riverside promenade with cycle-track and footway. As it´s such a big project, the apartments are arriving in phases – the first were built in 2004, and the fourth stage launches this September, which means that new apartments will be available early next year.

Windows to Paradise, Bulgaria

The name may be a touch over the top, but entirely forgivable as Windows to Paradise is trying to grab the "affordable luxury" market and, moreover, its eco-credentials are very impressive. The developers claim that it´s the world´s largest fully carbon-neutral new-build development. But what would all that ecofeelgood be without a fabulous view? It´s this that will prove one of the key selling points, as the development looks out over the water from a hillside near Balchik. The view in the other direction isn´t bad either – the facilities include a large swimming pool, spa, landscaped botanical gardens and nearby golf courses.
